Project Overview
Detailed Case Study
Scope of Works and Services:
The project, for NorthConnex, involved providing and installing a range of external windows, doors, and aluminium louvres at the Covered Service Yard and Maintenance Centre (CSY).
External Glazing: The glazing portion of the work included a variety of fixed glass panels and door frames. Most of the glazing specified was
DGU (Double Glazed Unit) glass. Some windows (W15, W16) were to be fitted with Obscured glass. A number of units (W05, W06, D02) also included an aluminium frame for a timber door, though the timber door and its hardware were excluded from the scope.
Frame Specifications: The aluminium windows were to be from Darley, Alspec, Capral, or equivalent systems. The model specified was Single Glazed Front-glazed Framing (100mm) for external glazing. The finish was to be a warrantable anodised finish, specifically noted as Natural/Clear Anodized.
Aluminium Louvres: The scope included the installation of a variety of aluminium louvres with fixed blades. These were single-stage ventilation louvres with 100mm blades and no acoustic requirements were considered. The quote lists louvres identified by L-01, L-09, L-10, L-11, L-12, L-13, L-14, L-15, L-16, and MSS5.
Exclusions and Notations: The quotation included a number of standard exclusions such as secondary framing or bracing, gates, roller shutter doors, timber doors and hardware, cladding, security screens, site measure, and testing of any nature. The price was based on pre-determined window dimensions and did not include access equipment, cranage, or hoisting, which was to be provided by the builder.
Warranty: A standard warranty was offered for a period to be specified, covering structural integrity, watertightness, and serviceability of surface finishes. The warranty was contingent on proper maintenance and installation by a licensed façade installer.
