Scope of Works and Services:

The project, titled "CDC EC1 Refurbishment & Extension," was for the client Hindmarsh. The scope of work focused on providing and installing external glazing systems, including windows and glazed doors.

• Glazing Systems: The project required the installation of several types of external glazing elements:

  • Type 1 (CW.02, CW.03 & CW.06): Three units of aluminum-framed fixed glass panels with clear laminated Double Glazed Unit (DGU) glass.

  • Type 2 (CW.01, CW.04 & CW.04): Three units of aluminum-framed single swing doors and fixed glass panels with clear laminated DGU glass.

  • Type 4 (CW.07): One unit of aluminum-framed fixed glass panels with clear laminated DGU glass.

  • Type 5 (CW.08): One unit of aluminum-framed fixed glass panels with clear laminated DGU glass.

• Frame Specifications: The windows and swing doors were to be from the ALSPEC brand or an equivalent system. Windows were to have a double glazed framing (150mm) and swing doors were to use the SWAN 45 series hinged door system or an equivalent. All frames were to have a clear anodised finish, with the final colour to be confirmed later.

• Glazing Details: All glazing was to be 24mm Clear DGU glass for external applications and was required to meet AS1288 standards. Standard vision decals were included for all full-height glazing and doors.

• Exclusions: The quotation explicitly listed several exclusions. These included the supply or installation of any secondary framing, bracing, or supporting steel structure. Other exclusions were timber or solid core doors and their hardware, door closers for swing doors, metal sunshades, sunblades, security screens, fly screens, or ventilation louvres. The quote also did not cover custom graphics or lettering on glass, site measurements, prototypes, testing, final cleaning, or the removal of rubbish from the site. The price was based on the provided architectural plans and was subject to change if measurements or quantities were altered.

• Warranty: The standard warranty provided by Modern Glazing Group covered structural integrity, watertightness, and serviceability of surface finishes for a period to be specified from the date of practical completion, subject to proper maintenance and professional installation. The warranty specifically excluded consequential loss or costs.
